What this service covers.
A basement window well does two jobs at once: it holds the earth back off the window, and on a bedroom window it has to be big enough to climb out of. Those two requirements set the size, and getting the second one wrong is what fails an inspection.
The well is made to your opening, with a cover that lifts off from the inside, so it keeps the leaves and the rain out without turning an escape route into a trap.
Hold the ground back, and let someone climb out.
-
Sized for egress
On a bedroom window the well has to give enough clear space to get out of. We size it to that requirement, not to whatever fits.
-
Covers that open from inside
A cover is only useful if it can be pushed off from the inside without a tool. That is how we build them, and it is the difference between a cover and a lid.
-
Drains rather than fills
The well is set up to drain, because a well that holds water is a window that leaks and a wall that stays damp.
-
Made to your opening
Made to the window and the depth we measure, so it sits tight to the wall instead of being packed out.
From a damp, leaf-filled hole to a finished well.
Our designer measures and draws up your job, the glass is made to those measurements by trusted local glass manufacturers such as Garibaldi Glass, and one of our own installation teams fits it.
- 01
Site measure
We measure the window, the depth to grade and the existing well if there is one, and confirm whether the window is an egress window, because that sets the minimum size.
- 02
Fixed written quote
You get an itemised quote covering glass, hardware, finish and installation, with the options priced separately so you can see exactly what each choice costs.
- 03
Made to your measurements
The well and its cover are made to those measurements and finished for ground contact, with the cover made to lift off from inside.
- 04
Installation & walkthrough
We set and fix the well to the wall, confirm it drains, fit the cover and check it can be released from inside the room before we leave.

Does my basement window need to be an egress window?
If the room is used as a bedroom, it generally does, and that sets a minimum clear opening for both the window and the well around it. We check that at the measure and tell you what the room actually needs before anything is made.
Will a cover stop the well flooding?
It stops the leaves and most of the rain, which is usually the problem. If the well is flooding because it does not drain, a cover alone will not fix it, and we will say so rather than sell you one.
Can you replace just the cover?
Yes, if the well itself is sound. Send a photo and the well's inside dimensions and we will make a cover to fit it.
